forty permanent residential sites will provide a place for people who want to embrace tiny home living.
each household will have their own site and their own space, within a thoughtfully planned neighbourhood of landscaped open areas, gardens and shared community spaces.
our approach is simple: create a place that balances privacy and independence with opportunities for connection, where people can live comfortably in a smaller home and feel part of the neighbourhood around them.
you own your home. you lease your site
residents own their tiny home and lease the site it sits on, giving them their own home and outdoor space without the need to purchase land.
sites will be connected to water and the community's central wastewater system. homes will incorporate solar and battery power, supported by a grid connection.
the community will be professionally managed, with an on-site manager taking care of the day-to-day running of the property.
finding your tiny home
choosing the right tiny home is a big part of the journey. for those who don't already have a home, we're working closely with ljm tiny homes as our preferred builder.
they understand the vision for the community and our design requirements, and can work with future residents to create a home that feels like their own.
landscaped areas, gardens and shared spaces will be woven throughout the community, creating plenty of room to spend time outdoors, connect with neighbours or simply enjoy your own space.
plans include walking paths, a communal vegetable garden, sheltered gathering areas, a nature play space and central fire pit, alongside private outdoor space for each household.
community living
this is a community for people of all ages and stages of life - individuals, couples, families, retirees and everyone in between. bringing together a diverse mix of people and generations is an important part of creating a welcoming and inclusive neighbourhood.
shared gardens and communal spaces will provide natural places to meet and connect, whether it's stopping for a chat, children playing together, sharing something from the garden or spending an evening around the fire pit.

life in boyanup
boyanup has a relaxed country feel, while still being within easy reach of bunbury, busselton and the wider south west.
everyday essentials are close by, with local shops, an iga, post office, primary school, sporting facilities and community services all part of town life. the beach is around 20 minutes away, with the ferguson valley and its wineries, breweries and beautiful countryside also close by.
beaches, forests, walking trails, wineries and south west towns are all within easy reach, making boyanup a lovely base for enjoying the region while still coming home to a quieter, relaxed way of life.
where we're at
in early 2026, the boyanup tiny home community received development approval from the shire of capel, an important milestone for the project and for permanent tiny home living in western australia.
since then, we've been working behind the scenes to move the project closer to construction, with planning and preparations continuing as we work towards bringing the community to life.
