the community

  • yes. the community has been approved for permanent residential living and is being created for people who want to make boyanup their home. it is not a holiday park or short-stay tiny home village.

  • the community will be open to people of all ages and stages of life. we're hoping to create a diverse, intergenerational neighbourhood made up of individuals, couples, families, retirees and everyone in between.

  • there will be forty residential tiny home sites, along with a separate on-site manager's residence.

  • the community has been designed with plenty of places to spend time outdoors, meet neighbours or simply enjoy the surroundings. shared areas will include landscaped gardens, walking paths, a communal vegetable garden, a nature play space, a central fire pit and sheltered areas for gathering.

  • yes, although there are some limitations. the community's approval places restrictions on the total number of dogs and cats that can be kept on the property, so these pets will need to be approved and availability may be limited. we'll provide more information about our pet guidelines as the community gets closer to opening.

your tiny home

  • yes. residents will need to own their tiny home, but you don't need to have one before registering your interest. if you don't already own a tiny home, you can arrange to have one designed and built before moving into the community.

  • yes. ljm tiny homes is our recommended tiny home builder. they understand the vision for the community and our design requirements, and can work with you to design and build a home that suits your needs and is ready for life in the community.

  • yes, provided the home meets the community's requirements and design guidelines. we'll work with prospective residents to make sure their home is suitable before it is brought onto site.

  • yes. all tiny homes within the community will need to be built on wheels.

  • yes. residents will be able to create an outdoor living area alongside their tiny home.

  • no. individuality is part of tiny home living and we don't want forty identical homes. design guidelines will provide a consistent framework for things such as size, materials, colours, privacy and outdoor areas, while still allowing each home to have its own character.

site and services

  • each residential site is 160m², giving you plenty of space around your tiny home to create your own outdoor living area, garden and a place that feels like home.

  • each site will be connected to a water supply and the community's central wastewater system. tiny homes will be required to have their own solar and battery system, supported by a grid connection for additional power when needed.

  • yes. each residential site will have space for one vehicle, with additional visitor parking provided within the community.

living in the community

  • no. the community is for permanent residential living and homes cannot be used for short-stay accommodation.

  • no. the community operates on a land-lease model, where residents own their tiny home and lease the site it sits on. tiny homes will not be available to rent.

  • no. homes within the community are intended to be occupied by their owners and cannot be rented or sublet to someone else.

  • yes. the community will be professionally managed, with an on-site manager responsible for the day-to-day running of the property.

the location

  • the community is located in boyanup, in western australia's south west, within walking distance of the town centre and around 15 minutes from bunbury.

  • boyanup has everyday essentials close by, including local shops, an iga, post office, primary school and sporting facilities. the coast is around 20 minutes away, with donnybrook around 15 minutes, busselton around 30 minutes and the ferguson valley right on boyanup's doorstep. you can explore more of the local area on our discover nearby page.

site fees and leasing

  • residents own their tiny home and lease the land it sits on. the site agreement provides the right to occupy your individual site and access the shared spaces and facilities within the community.

  • weekly site fees are still being finalised and will be confirmed before applications open. register your interest and we'll keep you updated as more information becomes available.

  • no. individual sites will remain part of the community and will not be available to purchase. residents own their tiny home and lease their site.

moving in

  • we're working towards welcoming our first residents in 2027. we'll share more detailed timing as the project progresses, with everyone who has registered their interest kept updated along the way.

  • not just yet. we're currently inviting people who may be interested in living in the community to register their interest. this isn't an application and doesn't commit you to anything, it simply means we can keep you informed as the community progresses.

  • no. registering your interest isn't a formal application or a guarantee of a site. it simply helps us stay connected with people who may be interested in calling the community home.
